•   We are promoting and advertising properties on behalf of the sellers who have contracted us to advertise their properties and informed us they have the legal rights to sell the property and as such the advertiser who has contracted us assumes all responsibility and declares they have the legal rights to sell the property and enter into contracts with us to advertise the properties on their behalf.

 

•    We do not sell any property and as such we accept no responsibility or liability to any discrepancies related to the buying of the properties advertised on our websites and/or portals as all properties are being sold by the owners, sellers and/or agencies and not by us our any of our websites/portals or other marketing and/or marketing methods have been contracted to advertise all properties featured on this website.

 

•    All prices are subject to contract. Property details and information are based upon the instruction of the Sellers and do not constitute or form any part of any offer or contract. All photographs, floor plans and drawings are for illustration purposes only. Building plots and off plan properties marketed by our websites/portals, brochures and promotional literature remains the responsibility of purchasers to acquire/check all necessary planning consents and licenses, title and tenure is also the liability of the buyer, lawyer and selling company and we recommend that the services of a professional are employed when purchasing property overseas or within the United Kingdom.

 

•    Us and our agents, associates or employees shall not be held liable or responsible for the actions of other persons or companies or firms with which it may be associated or have connections with.

 

•    Any investment or financial advice given by us, our agents, employees or associates are a guide only and expert tax, financial planning and mortgage advice will be required to confirm information when purchasing a property.

 

•    Any disputes regarding property shall be resolved according to the laws of the country in which the property is situated and between the buyer and contracted seller.

 

•    Whilst every effort is made by us and our agents, associates or employees to give accurate information to purchasers of “off plan” properties as to the building time of such properties it must be clearly understood that purchasers contracts are with the relevant construction company and not with us or our agents, associates or employees and estimated building times are given by the relevant construction company and it should be clearly understood that delays or changes may occur. Us or our agents, associates or employees accept no responsibility for any such delays or changes.

 

•    All materials, logos, pictures and content on any of the websites/portals owned and operated by us are our sole ownership and cannot be used by other parties in any way unless by written consent.

 

•    Us and our agents, associates or employees do not guarantee selling properties prior to or after completion, nor do we or they guarantee any profits or returns and have no control over the future volume of purchases, their requirements or future market conditions.

 

•    Us and our agents, associates or employees operate only as introducing agencies to assist interested persons in finding and purchasing properties from a range of developers, agents and associates. All future customer queries regarding the property purchased are dealt with by the developer or agent who issues the buyer the contract for the property/properties they are purchasing. All legal queries should be directed to the lawyers the buyer has appointed and not us, our agents, associates or employees.

 

•    Income Tax or capital gains tax due on profits or income made on property or rental is entirely the responsibility of the vendor.

 

•    When registering with any of the websites/portals and/or other marketing channels we own and operates for the purpose of finding a property, personal details such as name, address, email and phone number will be required and this data maybe passed on/shared with our associated companies and/or developers and this is essential in assisting a customer looking to buy a property. If a client does not wish to have their information passed to a third party they must request this in writing to us and we will comply.

 

•   Us and our agents, associates or employees do not accept liability from any client, who has not informed the developer, agent and/or approved seller from who the builders /authorized seller’s contracts are made out from, regarding new change of address or contact details. If the developer/authorized seller cannot contact the client through the present details they have on file and no evidence of informing the developer of the new address is provided, then the client is at risk in losing the money invested in the property and the property itself.

 

•   Where a client has been introduced to a property by an appointed sub-agent or introducer of ours, we do not accept liability for statements or terms made by such third parties nor any mishandling of clients funds by such third parties.
